The One Dollar Initiative
First of its kind — created for professional agents at Bay City Property Group
At Bay City Property Group (BCPG), we’ve designed a brokerage model that gives agents complete freedom and clients complete confidence.
For Agents
All the support. None of the overhead.
Dedicated Personal Assistant — full coordination and transaction support, every deal, every time.
ZERO Brokerage Fees — 100% commission, no desk fees, no transaction charges — ever.
Powerhouse Tools — modern tech that streamlines, markets, and scales performance.
Agent Cost to Join: $1
Matagorda County–licensed agents interested in joining may email Derek@BayCityPG.com or text 979-271-9066 to begin the process.
For Clients
A stronger agent means a smoother experience.
Because our agents keep their full earnings and receive in-house support, they’re able to focus entirely on what matters — your transaction, your timeline, your results.
The rumors
BCPG’s Broker,
Derek Nemec
A native of Bay City, Texas, Derek began his professional journey in operations as a Nuclear Power Professional, where precision and discipline became the pillars of his work. Alongside this demanding career, he began laying the foundation for his entry into private real estate investment and, eventually, brokerage management.
What started as a personal passion evolved into a thriving portfolio — with over $3 million actively invested in Bay City’s real estate market. Derek brings a detail-oriented, data-driven, and community-minded approach to every transaction, bridging local insight with modern strategy.
He currently serves on the Matagorda County Appraisal District’s Appraisal Review Board and the Board of Directors for the Bay City ISD Education Foundation, continuing his commitment to fostering growth and education within his community.
Outside of real estate, Derek is an avid world traveler and backpacker, having found inspiration in destinations such as Kyoto, Bali, Beijing, and Oman—experiences that have shaped his global perspective and grounded his sense of home.
