This past week, 15 new listings came to market while only 4 went pending. That gap is what’s pushing inventory higher across Bay City and slowing absorption. At the same time, 5 homes closed — and they’re still closing near asking price at a 94.93% list-to-sale ratio.

Over the 6 months trend, price per square foot has moved down to $128, and days on market remain elevated. This is not a drop in demand — it’s the result of increased inventory giving buyers more leverage and more time to decide.

The separation is clear across Matagorda County. Homes that are priced correctly are still moving. Homes that miss the market are sitting longer and contributing to the growing inventory.
