Looking at the 90-day trend, pricing remains stable with a median sale price of $230,990 and an average of $148 per square foot. Homes are closing at approximately 95% of list price, indicating that buyers remain active but are still price-conscious in today’s market.

With months of inventory at approximately 5.6, conditions have shifted toward a more balanced market. Inventory is taking longer to absorb compared to prior weeks, giving buyers more flexibility and negotiating power. However, well-positioned homes—particularly in the $200K–$300K range—continue to generate consistent interest and activity.
